@Alberto Mazatan Trevino so you don’t want to work? Probably not the right career if you don’t like to prospect. There is no easy button you have to lead generate or “call people”. That’s why sets apart the 6 and 7 figure agents from those doing 3 sales a year.

My wife and I purchased a few properties under a commercial loan. We have since liquidated most the properties and are left with only 2 properties that were under the commercial loan but it is our primary residence and another cheap property.

Our current commercial loan is $550,000, the primary residence that we live in is valued at $750,000 and the other house under the commercial loan is worth about $325,000.

We would like to refinance cash out and do a VA loan on the primary residence that we live in. The reason is we cannot Homestead the property and we cannot apply my veteran disability tax benefits to the property as well with it being under an LLC commercial loan. My lender is telling me we could possibly run into issues because the LLC is in my name. Has anyone had experience with this?

@Brady Beshear we use nest thermostats in our short term rentals. During the summer you can put a lock on the air conditioner that will go in a range we typically have ours at the lowest 70° and that the warm is 76°. During the winter you can set the same thermostat to heat at a certain temperature range as well. It’s the only thermostat that I know that you can do that with.

@David Hanor 1031 is not available for flips. Only properties that have been held as investment properties IE Rental properties or commercial properties.
