@Nicholas Johnson Good intel on the house hacking efforts. I am helping a friend do this now. Maybe driving for dollars or some other way to drum up your own leads could get you the place you're looking for at a lower cost and with less competition. Another thing to try is to look on craigslist for duplexes for rent and look for the ads that seem to be written by more "mom and pop" outfits and send them a message asking if they are looking to sell the duplex or if they have any other properties for sale.  I think this is a great time of the year to buy also. I think the midwest is a great alternative. I live in Minneapolis and find it hard to locate great deals due to the very high demand/competition and high prices.  I used to live in Omaha, Nebraska and still have many connections there so I choose to invest in Omaha. There are still great deals to be found in any market but Omaha has a lot of growth right now and is a bit more stable than some other markets. Let me know if you ever need insight into Omaha! :-) Best of luck in your endeavors.

Following this thread. I invest in Omaha as I used to live there and still have family close by in Iowa. I still check in on the place from time to time. I am a big proponent of property management as I think it will eventually be required if you plan to scale your business large enough. 

I really like the idea of investing in Rochester for multiple reasons.

@Ty Meusburger Hi Ty, I would suggest reading some books, listening to as many podcasts as possible, and building a strong knowledge base. This will help you determine which direction to go in. I agree with @Jordan Moorhead that house hacking is an amazing way to get jump started. Don't limit yourself to what is listed on the MLS market when looking for investments. You could use wholesalers, craigslist, direct mail, and one I like is driving for dollars. It's always a hunt. Also, find a mentor that has done what you want to do! Good luck!
