@Aqeelah M., @Cody L. makes a good point here. If you have experience in real estate photography, why not combine your skill and your money toward someone else's deal?

I've often heard Gary Vaynerchuk say to offer your service(s) for free to bring value to someone and it will bring you greater dividends in the future, which is a little bit like sowing the seeds now and reaping the harvest later. 

Do you have any photos up on the internet of some work you've done in the past, for an investor to view and consider hiring you (for free)?

@Aqeelah M. I have to concur with @Cassi Justiz here that $20K wouldn't be enough of a contribution to a much larger apartment opportunity as an investment. 

However, it may be enough of a contribution to someone who is looking to fix & flip a 2/3/4-plex property and needs money for either a downpayment, or for rehab costs, which could be a good foundational start for you.

@Alyssa Dyer One thing I've learned about sales is that you haven't lost what you haven't won. 

I know they aren't in a rush to sell the property, but it may become tiresome for them to have it there and it's not appreciating in value, or producing a cash flow for them as a rental, if it remains unoccupied.

@Alyssa Dyer Thank you very much. I did make a few adjustments as you suggested. 

The children who have inherited this property said that someone else had offered $90K, and I don't think they really want to accept even the appraised price that was given to them.

The owner of this house recently passed away and there are 3 children remaining who will decide on which offer they will accept to sell the house.

I asked them about listing it with an agent and decided not to because it was suggested they do some updating of the house, which they don't want to do.

Yes, that helps. I know not every rehab can be completed in the same time frame, but are rehabs in the OKC area averaging 12 weeks to finish?

@Nathan Hughes Great story. I wish I had been more informed about real estate 20 years ago because I would have bought my great-grandfather's home in Cape Cod, maybe even my grandfather's place too.
