In Nevada, to become a Real Estate licensee you need to complete 45 Hours of Real Estate principles and 45 hours of real estate law (18 hours of which need to be in Nevada RE law). 

You can take the CSN Real Estate classes to acquire your certificates to sit for the exam but I would not recommend that approach. I have a family member who took the CSN class and passed with nearly perfect scores and was unable to pass either state exam. CSN provides general knowledge of Real Estate principles but fails to provide all the information that is need to pass the exam.  If you are looking to acquire you RE Associates degree this would be necessary.

My relative eventually attended a local Real Estate school which teaches you how to pass a test and was successful in her 1st attempt.

I also believe that your rent estimates are high. There are 2 SFR properties within .25 mile radius with similar lot size but both properties are 1700 sqft which are listed for rent at $1450 and $1425, respectively.

I just purchased a property from a distressed seller in Las Vegas that was being strung along by OD for 6 months. OD just continued to send over addendums to extend closing. The property comped at $358,000. OD was paying 344,800. But they were charging 9% for Agent fees and $14,500 for repairs. The price after deductions was approx 299k and this number was before title and transfer fees which was mostly paid by the seller.  I completed the repairs listed plus resurfacing a pool, paint and flooring for around 6k, rounding out a nice profit for me and getting more money to the seller then through OD.

I have turned a few of my primary residence that had pools into rentals. A few things that I have learned from my experience (all outlined in my lease with the tenant):

1. Require tenant to carry renters insurance with liability rider on the pool. 

2. Require a weekly pool service paid by tenant. The provider that I make the tenant use provides me with pictures of the pool and equipment on a weekly basis. 

3. I have converted all my pools to an automated system that only can be controlled by the provider (pool pump & Chlorinator)

4. Umbrella coverage on the property with a pool.

In Nevada the maximum deposit allowed by law is 3x monthly rent. I have in fact charged  the maximum once which turned out to be a great move as the tenant defaulted in month 2 of the lease. After all fee charged we broke even on the property (after repairs and cleaning). Lesson learned in given leeway to a tenant with multiple eviction history who was a family friend.

1. Damages to the unit (Above Normal Wear & Tear)

2. Reasonable Cleaning Fees

3. Unpaid Rent - Remedy any Default

You also have 30 days to return the funds and provided a detailed accounting of any monies spent.
