I am refinancing $400k loan now to take advantage of lower rates on my primary residence. I have 2 options. 15 yr fixed @3.375 % vs. 30 yr. Fixed @3.875%. I am able to afford higher monthly payments for 15 yr fixed but most people I know are cautioning against 15 yr fixed since. It is higher payments. On quick calculation, I save $2k per yr. on average for next 3 yrs with 15 yr fixed. If I go for 30 yr, another option is to pay down extra principal every few months. I plan to stay in this hoise probably less than 5-7 yrs.

Hi experts - I am planning to buy my principal residence on loan and need to decide between 30 yr fixed.vs 10/1 ARM.i am first time home buyer with no previous ownership. Below are details: Loan:400k 30 yr fixed rate = 4.5% without points 10/1 ARM = 3.5% without points The difference comes to $250 per month. Please advise. I plan to use my extra savings to invest in a rental purchase within 1-2 years. Thanks Kundan

Hi Chace - I am looking to buy property to rent out and hopefully generate positive cash flow. I am okay with house hack as well, if can find a decent property to stay with family and kid. I am currently exploring bigger pockets forum for any deals but cannot find much near Beaverton/Hillsboro/Portland area.

Sorry for sidetracking, but i am starting out into real estate investing and looking for a decent property around Portland area (I live in Beaverton). Where did you guys find these properties?

Hi - I am new to real estate investing and looking to invest in a property in Hillsboro, Beaverton area since it is closer to where I live. Any suggestions are welcome, I am looking for positive cash flow. Should I start with condo, TH or multi-family ? I am planning to use a property managment company to rent out the property since I have a well paid and demanding full time job and cant spare much time for any fixes, managing tenants etc.

@Steve V. - i haven't initiated an offer on Orenco station property yet, but i could offer 10% lower than asking price ($290K) and close the deal for $265k if owner agrees. one thing which worries me is the $400 HOA on this property though it includes swimming pool, gym, etc.. This makes me think to buy other property for $280K with $150 HOA (no amenities).

Ho about another townhouse worth 280K, HOA = $150 per month renting for $1700. The cash is coming out postive $50 per month.
