looking for 1st time investment property in hillsboro, oregon

Hi - I am new to real estate investing and looking to invest in a property in Hillsboro, Beaverton area since it is closer to where I live. Any suggestions are welcome, I am looking for positive cash flow. Should I start with condo, TH or multi-family ? I am planning to use a property managment company to rent out the property since I have a well paid and demanding full time job and cant spare much time for any fixes, managing tenants etc.
