I do not know what the NJ laws are in this context.

I always have a spare key to my apartments.

Now if one of my tenant changes the lock without telling , I'd be ok .

If they are just getting busy and not able to make a copy for me , I'd might be still ok

Buy the moment I sense they are avoiding it and if they become hostile that would definitely alarm something fishy.

Have you received your next rent on time and in full amount, has this tenant always been a problem or this is just the first scary event with him/her

Keeping these things in mind you need to decide when to file an eviction.

I say at least get the college degree and get done with it.

You never know where life leads you to ... And how it light come handy someday.

Real Estate does not need a degree .. you will learn more on the road.

Great decision!

Welcome to REI and BP. There are a ton of good people to critique you (in a positive way) and also give some directional advise.

I invest in North Jersey but I am getting started myself in Philly and I'm very excited a out that.

It's nice to move in to the house and live through the challenges in not only maintaining a house but also dealing with tenants , which really helps in managing investment rentals in the long run.

@Ralph Collins if you grew up in the neighborhood then I think no one can be more knowledgeable about the area other than you yourself. Don't take this as a sarcasm towards you. I think you just have to take the next step in filtering out the right deal for yourself. If you know the block is good IT IS GOOD or otherwise. 

Get your financing in place, connect with reliable contractors and know that as you grew up in the neighborhood you know it better than other OOS investors.

Hello,

I am looking for suggestions on the neighborhoods in Philadelphia that are currently gentrifying, may not be the best places today but in sometime will have some appreciation.

I think I am late in the game for Kensington, Port Richmond areas ... But may be Grays Ferry, Point Breeze or University City are still doable.

I am ok with finding properties that need rehab and then can be rented out for cash flow.

Also any thoughts on the Darby neighborhoods outside of Philly along the train line?

Which areas in South Jersey do you focus, if you don't mind me asking.

Are you doing flips or investment rentals ?

I am currently doing some flips in North NJ and hold few multi family but I am planning to start somewhere in the south of NJ rather than jump to outside of state.

I would also like to hear from other BP members and invrstors active in Detroit as out of state investors with regards to the buy and hold opportunities and mainly good property management companiesin Detroit.
