@Mike Lambert do you tend to buy in just busy areas such as 5th Ave in Playa Del Carmen, or more remote, gated developments?

@Mike Lambert - Thanks for your response. There is money to be made in the appreciation of the property, as you say, when you do pre construction to project completion. How do you rent by yourself? Air B&B? Did you build your team of trusted maintenance, cleaning people etc? What are the vacancy rates that you estimate for your analysis? Could you share a typical financing plan through a developer?

Yucatan, Mexico sure seems like a little piece of paradise. Places like Tulum and Playa Del Carmen are booming with new developments popping up all over the place.  

I am looking at some of the brand new developments over there, and there are many turn key opportunities that guarantee 8%-10% ROI for a fixed term. Seems like not a bad idea to mix an investment opportunity with being able to own a piece of own real estate in a great vacation spot.

Are any of you investing in this type of real estate? What are your thoughts and experiences?

Post: Locating current home owners

Dear Fellow Investors,

I need your help. I found a home that is abandoned. I have checked all the available documents at my local county clerk's office, and found out that the owners of the property have passed away around December 2015. The house had a mortgage on it, but within the documents I found a release of lien from the bank dated July 2016. However, it doesn't state who may have paid it off, and who assumed the ownership. When I check the local tax office file for the property, the owners listed are the original owners that have passed away. There has been no activity around the home, and the neighbors told me that the bank has ownership of it, which I found to be untrue, since I saw the release of lien document. How else may I be able to find out who to contact in regards to the current ownership or this home?

@Daniel Patterson thanks again! I want to eventually have that one agent I just want to work with almost exclusively, but first I need to find him or her. Just the beauty of starting out. Takes time to build quality team. But quality is extremely important.

@Daniel Patterson thanks for your reply. To recap: it makes perfect sense that the agent wants to have that security in place, that I won't use another agent for a house that he has showed me. However, the part that is still a bit unclear: if I have another agent show me a completely different property, and I want to put in an offer for the new property, but I am still under contract with the first agent, I need to have the original agent put in the offer, even though it was another agent that showed me the house? Now, that seems unfair to the new agent.... One thing I want to make sure I am doing right, is to treat everyone with fairness and respect. 

What would you suggest the duration of the agreement should be signed for in the contract between me and the agent? What are the standards?

I have heard positive reviews of the Wealth Club of Houston. It is an REI group and they have meetings on the south side of town. I have not participated, so this opinion is of others, but just wanted to let you know it was recommended to me before. Look also on meetup, there are tons of groups listed there.
