 Shaniqua, I love to hear that! The best part about Bigger Pockets is that you are able to learn so much from everyone on these forums. I see that you are a broker, have you ever helped a client of yours find an investment property? Or do you know anyone that has invested? 

I have found that many investors are looking to partner on deals to help newbie investors get their feet wet! When it comes to raising capital, private money is also a great option with lower interest rates and less hassle. Also, hard money is a great route to leverage the capital you do have however, it does come with higher interest rates and stricter terms. 

There are lots of ways to get started, I wish you the best of luck, and keep us posted on your first deal!

Eliott, absolutely! The systems and processes are what can make or break you during a rehab! Are you using the same contractor for each project for your estimates?

 Scott, I bet that was an absolute shock when you found out! 

I feel like a lot of new real estate investors go for rentals before flips. Like in your situation, purchasing a property-to-house hack may come across as less stressful than purchasing a distressed property.

 Your plan is exactly what mine is haha! Taking the capital from flips to purchase rentals and then having residual income each month. 

I love to hear that it has become so successful for you. Flippers help communities so much by improving properties/neighborhoods, increasing values, building teams, and creating jobs as you said! 

I would love to see some before and after photos of your properties!

 Yes but rarely thankfully, they typically cant move them if it is on the market in the ones I have seen.

Like you my experience is most wholesalers are not skilled, nor provide proper rehab costs, nor ARVs and over the last few years have taken most of the meat off the bone.

For seasoned investors it’s different, they have experience. But for new investors I don’t recommend it because they do not get to do any due diligence and no one is looking after their interest.

I do work at a very proper brokerage that is Nationwide. If you would like to do some research on us our company is Networth Realty and our website is NetworthRealtyUSA.com. Our brokerage was built upon integrity and class, which is why we have an A+ rating with the BBB. 

I too have experienced wholesalers that are not skilled in the arena. These people are not active real estate, they pull comps off of zillow and propstream and have no idea how to calculate rehabs. 

This is why our brokerage was started, we brand ourselves as a one stop shop. Everyone who works at our brokerage is a licensed agent, we have an extensive training period to learn all things wholesale and the investment side of real estate. We work with new and seasoned investors and a majority of our business is built off of repeat buyers. We are in this business to do good business. 

 @Katlynn Teague I hear you. I am very familiar with your company. Unfortunately as in the case with any large nationwide or franchise company, no two employees are the same or have the same training and ethics. And sadly, in DFW, we have encountered many unprofessional wholesalers from 'licensed brokerages'. Again thank you for your comments, and I know without a shadow of a doubt that you work tirelessly for your clients and are very success. Wishing you all the best,

Wholesalers as well, but for the most part their deals are priced too high for me.
