We have put in an offer on our our first property and have been advised of an infestation of powder post beetles, after we made the offer. It will be treated tomorrow; however I do not know the extent of the damage or infestation. What level of treatment should be expected? ... Should it be tented, spot treated? ...Help? This house is 117 years old, and we are about to enter the due diligence period.

We are in the Savannah area and are looking to connect with a broker who can help us.

Hi Jared!

I am not in the Kennesaw or Marietta area.  I am in Savannah and would definitely be interested in meeting  in the group to talk about real estate and to learn more.  Is there any way that another meeting could be set up in the southern regions of the state, say close to the Savannah area?

Restaurants are a good idea for meeting places.  In Savannah we have Carey Hilliards restaurants with banquet rooms for large groups of folks.

So would you say these markets are at the top of the market cycle?

Is Wilmington Island / Tybee typically a good market for buy and hold cash flow properties because it seems like the good deals are very hard to find....everything seems WAY overpriced. Are we at the top of the market or are prices always this high here relative to what the property is actually worth?  It seems like for every opportunity we investigate, there is no money to be made. We are pro members of bigger pockets and most of our property inquiries using the Rental property calculator indicate that the Pro Forma Cap rates are way too low (out of range to generate good cash flow)  and CoCROI rates are too low as well based on the asking price of the owner.  We put in what we would offer into the rental calculator, but doubt that the seller would accept.... Any help on this topic would be appreciated.

Any recommendations for a trust worthy reliable property management company in the Savannah / Tybee Island Georgia (south east Georgia) area?
