Once I provide a renewed lease with the new increased amount, within how many days, they should sign or deny the new lease agreement.

   After the expiry of lease, if tenant is asking for few days extension for ex: 13 days. Do you charge them daily rent for those number of days or just go with minimum extension period such as two weeks or one month ? This is in California.

Does any one has any experience with BambooInsurance.com for landlord insurance policy. Their premiums are great but what about their insurance claim settlement experience. These policies are underwritten by Catlin Insurance Company, Inc.

I have a self employed tenant who has given IRS Form 8879 which is "IRS e-file Signature Authorization " Is it OK to use it since it does have the AGI from 1040. 

What do you guys think or any other suggestion for tenant verification who are self employed.

I thought the main reason of using
