I want to do flips and buy and holds. We've got our first deal for each under contract, closing one next week and one week after. We lived here 10 years ago and moved back about a year and a half ago.

Ive used a standard OK contract with an option to assign and a clause stating  I am allowed to advertise the property through various channels and methods. But I recommend being up front with the seller. Let them know you intend to sell it for a profit (add a clause stating such in the contract) and that during the contract period before closing you will be exercising your right to advertise the proerty. In many cases, they will be fine with this and may even help you by giving you a key to show the property.  This not only avoids problems with the seller if they happen to see your ad, but also shows that you and your company are up front and honest from the start. Welcome to investing, Christopher! It's great that you're getting started young in real estate investment, because if done right, it will provide you with income for life. That being said, since you are young, find a mentor in your area that can show you the ropes and maybe avoid some of the mistakes they learned the hard way! Run a search for OKC BP members, and you'll find a lot in your area!

Do you know if the wife actually left or is she missing? Not to start drama, but it happens a lot that one spouse says another spouse has left them, and something much worse has happened to them. Or maybe I just watch too much Investigation Discovery Channel.

But maybe ask an attorney about the legality of changing the name on a lease? Maybe a BP guru knows.

Yes, it's a great piece of property in what is considered by many of the county's residents to be the best school district. Properties don't usually come available in this area because all the land here has been in the same families since the land run in the 1800s.
