Ditto what @Hector Rodriquez said. Buy ANYTHING ELSE other than a SFR and live in one of the units, rent out the rest. Fun fact, you just have to reside in your primary for 12 months after closing.

You're right, in YV it's definitely better for BRRRR. The other cities you cited could be good if you found a good enough deal but I think they're too expensive for it to be worth it. Not familiar with Kern County though. Feel free to message me with any questions :)

Hi @Gabriel D. Zapata! It's great to see younger Marines getting a head start with investing especially since you have more time in! That's definitely not what the the typical Marine is concerned about. My husband also had all of these awesome ideas when he was younger and introduced them to me and I'm so glad he did. Anyway I am out and currently invest in that area, it's a great place for multi-families because of the base and rental market plus you get a better ROI since it's cheaper. Help me out BP community!

There's a property I'm interested in that foreclosed, went up for auction, and now Fannie Mae owns it 100% since October 2, 2017. Can I make an offer on it before it's listed? I did some research before and I saw some "yes" and "no" answers so I'm turning to you guys.

Stick with standard. I've seen an almost 100% conversion back to standard after seeing people getting them installed. Just more expensive and more potential problems.

Hi @Heidi Neilson welcome to BP! SoCal and the Bay Area are absolutely cut throat when it comes to real estate and it's becoming increasingly impossible to find good rentals for passive income. I am a local investor in the Morongo Basin (Joshua Tree, Yucca Valley, Twentynine Palms and Morongo Valley) and the prices you see here are similar to the Mid West. In this area you have a couple of things going on: the Twentynine Palms Marine Base and Joshua Tree National Park. The base provides a solid rental market in Twentynine Palms and the Park has seen almost 3 million visitors this year alone. The best part: It's totally affordable (and beautiful)! You'll see multi-family homes go from $140k+ and Marines have a guaranteed income. My husband is a licensed realtor and we are very familiar with the different aspects of investing out here. @Jacqueline Carrington that's good that it will be proportional to the other lots around it. Are the homes around your lot tract homes or are they custom? I've asked someone that same question about having a hydroponic farm on residential versus commercial and what I've heard is to talk to the city and ask, there are so many types of zoning you might just have to use a zoning variance. I wouldn't recommend a mobile home park in Twentynine Palms because 1) You wouldn't get military living in a mobile home park in Twentynine Palms 2) At this price point you would get a lot of drug users. Meth is pretty widespread in this city and unfortunately mobile home parks are concentrated with this because at the price point they can afford. Yucca Valley has a nice mobile home park but it's also next to a golf course.

Hi Jacqueline good to meet you! I live in that area and have met a few investors in the Joshua Tree/Twentynine Palms area. The base is great for multi-family homes and there is the Airbnb aspect being so close to the park, but read up on the local laws if you’re interested in that because in 29 Palms is stricter than Joshua Tree or Yucca Valley. Developmental wise multi-families are your best bet if building is the direction to want to go. I’ve seen some people try selling Some single family homes, but the developer made the lots too small and those homes sat in the market FOREVER because the area it was in had homes with larger lots. Another idea is hydroponic farming, I know this is a real estate investing forum but look up on setting up a hydroponic farm it can be very lucrative and may be cheaper to set up versus building. I hope this helps!

Haha! This is just really funny I'm sorry. I could only imagine what it's like it sounds crazy. Oh the joys of house hacking. How much longer do they have on their lease? You might have to wait it out until it's up. In my area there are some seriously sketchy neighborhoods, not in a violence kind of way but in a methy kind of way and taking them to court is just a bigger headache than letting the lease run out. I think carpet would work the best if you want to spend that money to pay for it. In lieu of putting in a coin washer/dryer, do your tenants pay for utilities? If they have to pay it might discourage them from washing so much. If that doesn't work then coin would be the best next course of action. 

I currently house hack but instead of a long-term tenant I use my extra room as a vacation rental and the clientele are AWESOME. Guests don't stay long, they want good reviews so they'll be nice and quiet and usually leave the space super clean, and you get to meet some cool people. My husband and I couldn't live with someone else long-term I think we'd go crazy.
