Hey!

I’m looking for recommendations to a property management team in the Birmingham area focused in multi family. I’m an out of state investor looking to build my team. I’d love to hear about and connect with the rockstars you’ve found and worked with!

Thanks!

Krystal

@Jaysen Medhurst it will potentially be for both a primary and an investment property. If all goes well I plan on using this strategy for multiple investments. I've looked into Pen Fed, they were a good option. Thanks!

@Corby Goade I've called numerous local credit unions and banks trying to find the right fit. As of now the leading bank is Bank of Stockton with 2.5% 6month intro rate then 4.5-6% after @80% LTV. Do portfolio lenders advertise this type of lending or is this something I would need to specifically ask about?

Looking for recommendations for local lender who doesn't require seasoning of the property. Ideally investor friendly and offers 80% - 90% LTV. Great large bank recommendation? I'll take it!

Thanks!

Looking for recommendations for local heloc lender who doesn't require seasoning of the property? I am located in central California. Ideally investor friendly and offers 80% - 90% LTV. Great recommendation on a large bank? I'll take it!

Thanks!

I’m researching different rental property software and stumbled across tenant cloud. It seems to fit my current needs as a landlord: accounting, tenant screening, property reports, and a few other handy features. Does anyone have experience with this software? Pros / cons? Any other software suggestIons? I’m very hands on and in the beginning stages of my landlord experience so cheap to free software is ideal for my current needs.

@Richard Sherman I’m currently researching my options for future assets. @Ryan Blake thanks for that piece of info. I’m still gathering info on statutory trusts however, my understanding so far is it’s basically structured as a series LLC minus being subject to the “corporation “ taxing.

I'm not sure which is a more beneficial way to set up my investments, series LLC or a statutory trust. Which is better for: tax purposes, having multiple properties, out of state properties, partnerships, anonymity, ect..? Currently, I am a California investor. Not sure if that will effect your take on the matter.

I'd love to hear your input!
