Hi we have been approached to rent out our 4BR/2BA residential home to a group home for at risk youth. We are in Mesa Arizona and looking for any advice possible. Does anyone know of a good resource for this type of rental or a good contract attorney?

@Scott Goulet personally I do Airbnb’s. They both cost me $8k upfront in deferred maintenance and furnishings. They are in Florida. I am in AZ. I manage them myself. I have a good housekeeper and a backup, a bug guy, lawn guy, plumber and handyman. I call them for help in sticky situations. You do t need a property manager just trustworthy connections. And a good lawyer for your lease agreement! :)

We wanted to house hack in order to pay some of our mortgage. First we tried doing Airbnb with an extra room but eventually it got awkward with strangers in the house. Then we did a roommate (my brother in law) but conflict arose. So we decided to list space we had in the back yard for storage. I listed on Craigslist and Facebook marketplace. My phone blew up with people wanting affordable boat and trailer storage. So I booked one boat and one travel trailer. Then a lady contacted me about allowing her to utilize space with her trailer. She has a green waste toilet and just needed hookups for water and electric. That was easy! So now we have a leased space that cash flows!

Hi my husband and I live in AZ and would like to buy/flip in Houston. Unfortunately the big banks will not accept his income Because we own our own business. It’s a landscaping company and is profitable. We pay taxes and have been in business 3.8 years. They do not consider his distributions as income for lending purposes. Anyone with advice or interested in lending please pm us!
