@Rich Gueller I just tried it for the first time. We have only received a few applications through Zillow but so far I haven’t been super impressed compared to turbo tenant. It doesn’t ask for previous landlord email and automate getting the ll referral for you. It just asks for the phone number. It does seem like a good option for the tenants though, I always feel so bad when they pay an application fee but then get rejected…

@Dave Foster Thanks so much for the info! That is super helpful. Sounds like the 1031 is not in the cards for me because not all the partners would want to do it together. And we can’t dissolve the partnership because it still owns land. Oh well. Thanks again!

I’m a partner in a partnership that owns land. There are several other partners. The partnership is selling a piece of land. Can I do a 1031 exchange with my my share of the proceeds? Other partners will just take the cash.

You know what I just realized? There are at least 2 sprinkler heads that are now under a shed. :(

Our tenants went ahead and put up a shed in the back yard, without permission, right on the grass. What should I do now? Should I let them keep it but they have to pay for the damage to the grass when they move out? Make them take it down? I'm leaning toward letting them keep it, since it looks like a nice shed, and it will hide some of their "stuff". Although there is no concrete pad under it. Will that be a big issue? Permits are not required for a shed in this area, and no HOA, so that shouldn't be an issue. What else do I need to take into consideration?

Hi Friends! We are buying a new house and renting out the old house. We have a tenant ready to go, but we have not closed on the new house yet. Having a lease agreement in place is a condition of our new mortgage. I need to put some kind of addendum in the lease that says we can have our house back if something goes wrong with buying the new house, but how would I word that? The tenant knows the situation and understands, and I don't foresee a problem with closing on the new house, but we need this in the lease just in case. Any help would be appreciated!

Thanks everyone! These are great suggestions and considerations! In then end I offered to pay half. They have been in for a while, and the place was clean. And they do have a dog. However, they have been great renters and are worth the investment. THANKS!!
