It's reasonable to double the 200k to 400k in five years (20% annualized returns).  Do that for 20 years and you're wealthy.

Ufff 20 years is a long way to go...

400k after 5 years, 800k after 10 years, 1.6 million after 15 years, top 2% of the adult population.  Nothing to "ufff" about there.

Wow! Mike that sound amazing, but I don't want to wait 10 or 15 years, by that time I'll be 51 :)  I would like to find another way. 6k or 7k it doesn't have to be  exactly 10k.

it's possible to generate 10k monthly in cash flow with rental properties in 5 years? 200k capital

200k is a great start but it will be tough to have a passive 10k in cash flow. You'll have to do a few BRRRR and flips here and there to raise up your capital. However, if you have a wealthier partner who can help fund the multiple deals at the same over the 5 years, then it is possible. It would be tough to find that person for most people.

Thank you Ray, make sense your suggestions, just is getting hard in today market for BRRRR and flip. Any location that you recommend for flips?

@Shlomo Koheler Thank you for your great ideas. I'm a little scared to jump in to huge deals like 5 plexs, but I will start getting more knowledge and analyzing deals. You have been doing an amazing work getting all these properties without doing flipping. Koheler Where can I find good 5 plex? Where have you bought your?

@Forrest Faulconer I'm thinking to do the same, get my real estate license from CT and work part time to increase my income, then learn how to flip houses. I know is a long way, but we all can do whatever we want, it's just about been creative, make a plan and follow the plan step by step.
