Post: When You Didn't Screen A Tenant......

So, I'm currently working on an article that discusses tenant screening, the importance of it, and what real life landlords have learned about tenant screening.

If you have ever chosen a renter without tenant screening and have a horror story to share, I would love to quote you in the piece. Feel free to either share in the comments below or message me directly if you'd rather.

Thanks all :)

Wow! It is shocking what people will do. Hope those dogs go on to a MUCH better life. Good lessons learned but geeze, how sad.

@Jake Valkusky No, a landlord cannot charge a pet fee for tenants that have a service or emotional support animal. If you want to learn more about the myriad of regulations, you can check out this HUD resource on assistance animals and housing: https://www.hud.gov/sites/documents/SERVANIMALS_NT...

I also wrote a blog on BiggerPockets talking about this topic because it is so often discussed and is confusing for both tenants and landlords alike:  https://www.biggerpockets.com/blogs/9723/64691-can...

Best of luck to you!!!

The short answer, no you cannot turn away a service animal based on breed.

For the long answer, I actually have a BP blog on this topic:

https://www.biggerpockets.com/blogs/9723/64691-can...

That goes into full detail about the laws surrounding it all. If you jump to the section Breed Restrictions Do NOT Apply you can see more details about the laws.

@Johann Jells  Great question! I personally use a lot of the free tools my company offers. However, I cannot in any way mention the company I work for on here and wish to abide by the rules of BiggerPockets. I'm passionate about sharing free tools but want to respect the forum policies. I still wanted to help out, so I reached out to her personally instead so as to avoid any rule violations. Hope that makes sense! :)
