It's interesting how everyone is saying the same thing. To summarize, so that I've captured everything and for other investors:
- Indianapolis - High Cash Flow, ROI, low equity (strong stable economy)
- Kansas City - High Cash Flow, ROI, low equity (strong stable economy)
- Cincinnatti, OH - High Cash Flow (avoid certain pockets)
- Cleveland, OH - High Cash Flow
- Chicago, IL
- San Antonio, TX - Lower Cash Flow, high equity (high property tax and insurance)
- Dallas, TX - Lower Cash Flow, high equity (high property tax and insurance, low inventory)
- Houston, TX - Lower Cash Flow, high equity (high property tax and insurance)
- Memphis, TN - Cash Flow (good, but getting squeezed)
- Atlanta, GA - Cash Flow (getting played out, hard to find financing bc low appraisals)
- Florida - pretty much a NO Go (high property tax and insurance), low to no Cash Flow
- Philadelphia, PA
