Good work @Tim G. !  I recently bought an investment property in Cincinnati too.  Unlike you, it's in a C class area and I bought it for Cash Flow.  I closed on it last month and have owned it for a couple of months.  Tenants already in tact.  A few minor repairs so far from the inspection.  Let's keep in other posted on our deals.

Hi everyone,

After talking to a few of you on BP back in April, I invested in a property with another fellow BP member in Cincinnati.  Thank you for that.  Will be continuing to look for investments in Cincinnati and midwest area for Cash Flow.  Will keep you all posted.

Now I will be going to Orlando to look at potential Cash Flow, but mainly equity long term buy and hold. I will be there from 7/27 - 7/31. Where in Orlando should I invest? Or Florida for that matter? Sarasota? What are the good and bad parts? Where have you invested? Are there any agents out there? What should I be expecting for ROI. CF and Appreciation? Are there any fellow investors out there? Are there any lenders out there? Want to meet the team on the ground. Any and all advice welcome.

Hi after a couple months of research, I have decided to look at investing in Cincinnati, OH as one of my markets. Who can recommend a good team here:

  1. Real Estate Agent
  2. Property Manager
  3. Licensed and Bonded Contractor that can inspect, install, do repairs (general contractor, pluming, heating/cooling hvac, electrical, locksmith, etc, cleaning, etc)
  4. Insurance Agent

BTW, I am flying to Cincinnati this weekend and will be there Monday 6/23 and would like to meet and talk to you to gain your insight.

It's interesting how everyone is saying the same thing. To summarize, so that I've captured everything and for other investors:

  • Indianapolis - High Cash Flow, ROI, low equity (strong stable economy)
  • Kansas City - High Cash Flow, ROI, low equity (strong stable economy)
  • Cincinnatti, OH - High Cash Flow (avoid certain pockets)
  • Cleveland, OH - High Cash Flow
  • Chicago, IL
  • San Antonio, TX - Lower Cash Flow, high equity (high property tax and insurance)
  • Dallas, TX - Lower Cash Flow, high equity (high property tax and insurance, low inventory)
  • Houston, TX - Lower Cash Flow, high equity (high property tax and insurance)
  • Memphis, TN - Cash Flow (good, but getting squeezed)
  • Atlanta, GA - Cash Flow (getting played out, hard to find financing bc low appraisals)
  • Florida - pretty much a NO Go (high property tax and insurance), low to no Cash Flow
  • Philadelphia, PA
