I have a cash buyer that purchases 3/1.5 or better single family homes in the area for long term buy and hold investing and is diligent search of off market properties..  They look at vacant prospects that need minimum to medium rehab. I also saw that you have a touch for finishing?

We have'nt done anything off market in the area for a while,  but the radar is always on.  I think an extra set of designer eyes may be needed in that area.  Materials are and can be purchased bulk at a discount. UM, that machine is already in place.

IMHO, the current estimator needs some help for for the demand.  Being available once a week for rehab estimates hinders productivity currently.

Hi Marvin

Thank you for reaching out!  Let me know if I can help, I still work full time but this is a true passion I've always had so anything I can assist with let me know. Talk soon!

Hello Bigger Pockets!

I can't tell you how much information I have been exposed to by simply reading forums on this site and listening to some of the podcasts.  Bigger Pockets is amazing resource and thank you all for sharing your hard earned wisdom!

I've fully renovated 2 older homes (one of which I still live in and thankful for all of the rooms to now be updated!), as well as a condo.  I've lived in several states and thankful to now call Greenville my home as it is am amazing city with great real estate growth.  My partner and I still own our condo and have lived through several years of ups and downs with renters, evictions, repairs, etc.  That being said, in total I've been through about 15 years of home ownership, renovations, a tanking market where we were upside down and couldn't sell the condo, many lessons learned on being a landlord, and feel I'm ready to finally get serious about making some intentional real estate investments.

I look forward to the continued interface with all of you and although I'm far from where many of you are in terms of real estate successes, I am open to helping any of you as well.  I've always worked in the commercial architectural and construction community, focused on interior finishes such as tile, countertops, and various building materials. If I can help anyone in that regard, let me know, I'd be glad to help! Thank you all in advance for the continued advice and talk soon!
