To reiterate what Nathan said, talk to an attorney.

My understanding of Louisiana tax sale/adjudicated properties is that the owner has 3 years to redeem the property.  If redeemed, you are owed the purchase price (delinquent taxes & fees/fines) plus interest.  I'm not sure about the cost of any improvements made.  It would seem to me that if the property was adjudicated in 2009, then sold to you, the redemption period has passed.  

Not a multifamily, but I recently got landlord policy from American Eagle in Denham.

Hi all.  I'm in the Baton Rouge area & recently purchased my first investment property (4 bed, 3 bath sfh).  Currently rehabbing it.  Doing most of the work on my own for the education (rehab estimates are my biggest roadblock).  I'm know I'm missing out on some rent due to time constraints (full time job, 2 kids & a wife), but I feel like it will pay off on the next purchase because I definitely overlooked some issues.  

Did some wholesaling in Oklahoma a few years back which, went ok but not great. Would love to attend some BR REI meetings. I went to the OKC ones up until covid. They were a great education tool & motivator.

Thanks for the input everyone.  Just to clarify, my father in law used to paint houses for a living (over 20 years ago).  So, for techinical skill, I've got great help & someone to show me the ropes.  I was just looking for outside opinions on equipment .

Looking to buy a airless paint sprayer.  Don't want to break the bank, but want to get the job done right & not replace it too often.  Initially for a 1500 sq. ft house I have (inside & outside).  After, I will paint probably 1 or 2 houses a year; same size or smaller.  Right now looking at the Wagner Control Pro 130 or 150.  Any recommendations?
