@Ramyl Guerrero A good piece of advice I picked up off one of Brandon's webinars is to look for areas that have several property management companies to choose from. If you are going to be investing long distance, you need good options to rely on in case one falls through. Best of luck!

@Mark Albini like everyone mentioned, the library is a great resource. You may not be able to find specifically Biggerpockets books but you can probably find books like The ABCs of Real Estate Investing and Rich Dad Poor Dad which will serve you well also.

Post: Group Homes - How to get started?

@Account Closed Hi! I can totally relate to your situation. I am planning on getting in touch with my state's Division of Developmental Services. Through my siblings I know that they deal a lot with group home placement and figured they would be the best starting point (we worked with someone there who retired so we're still getting established with our new point of contact). Maybe you have something like that in Utah?

I've also found a website called "grouphomeriches" but I can't vouch for them, it seems to be a paid mentor ship and I have no idea if it is legit but I do get his email newsletters which are for the most part pretty informative.

I also just read this article  which is about an amazing group of parents who started an inclusive living community through an apartment complex that houses the disabled with staffed caregivers and your everyday tenant: https://www.washingtonpost.com/lifestyle/2019/01/2...

It seems like such an overwhelming feat but it is so great to hear of other people doing the same thing out there and making it happen!

@Jeongmoon Park welcome to BiggerPockets!

Check out David Greene's book Long Distance Real Estate Investing. It’s a great read on how to invest in general and goes through a ton of valuable information on exploring markets and getting a good team together. Best of luck!

@Adam Trujillo To get started, check out all the resources this site offers. You can learn so much from all the information that is on this here for free. Listen to the BiggerPockets podcasts, attend the weekly webinars, and check out the books (especially Brandon Turner's The Book on Investing in Real Estate with No (and Low) Money Down).  Learn as much as you can before diving in. Best of luck!

Post: Garage or NO garage - in duplex construction

@Reed Udy Since you are building in a rural area, I'd assume most people have vehicles to get around and would have use for that space. I would say that since you see a lot of snow in the area, a garage would be a big plus for tenants (not having to scrape ice off cars in the morning, walk outside in the cold to the car, etc.).  An additional $200-300/month sounds pretty good, but I would still compare it with the cost to construct the garage and what your return on investment with that would be over time.

@Brandon Turner What are your best tactics for filling vacant rental properties quickly (with and without a PM)?

Thanks Brandon!

Congrats @Oscar Montealegre! How did you learn about the market in Columbia and investing abroad (assuming you don't live in Columbia)?
