Thank you kindly for the response. The purchase price was originally $75,000 in the RTO contract. I have currently have about 38,000 paid into it that can be deducted from that 75,000. It does need some work(updating) at this point so I was also thinking maybe a cash out refinance would be better. Does the DSCR loans do that or which type of investor loans would be good for this scenario?

Hi, I am fairly new to real estate and have lots of questions. Currently have 3 properties including the house I live in. My question today is about a house I have been buying from an individual on a rent to own contract since 2014. I have never lived in the home and have always sub leased(rented) it out to others for the last 9 years. The owner is very helpful, understanding and willing to move forward with any route I choose. The question is….. if I try to get a dscr loan on this property would they use the 38,000 I already paid him as a down payment as my 20-25% down payment? 
orginal purchase price $75,000(2014)

And the portion that went to principal approximately 38,000 

Thanks in advance! Any help on this is truely appreciated. Also how to find and apply for DSCR loans??
