Can I do DSCR loan on a RTO property?

Hi, I am fairly new to real estate and have lots of questions. Currently have 3 properties including the house I live in. My question today is about a house I have been buying from an individual on a rent to own contract since 2014. I have never lived in the home and have always sub leased(rented) it out to others for the last 9 years. The owner is very helpful, understanding and willing to move forward with any route I choose. The question is….. if I try to get a dscr loan on this property would they use the 38,000 I already paid him as a down payment as my 20-25% down payment? 
orginal purchase price $75,000(2014)

And the portion that went to principal approximately 38,000 

Thanks in advance! Any help on this is truely appreciated. Also how to find and apply for DSCR loans??

    Thanks for the response. I greatly appreciate it. I am realizing that the lower amount is my hiccup at this point. If I went the route to do the full 75,000 and have him reimburse my other funds after closing do you have anyone that may do a DSCR loan on a 75,000 purchase?
