If Harris gets elected and implements this $25k for FTHB, guess what that will do to the price of the homes.....? increase them by $25k. People forget, there are implications when you give things away for free. Ultimately, someone will be paying for it. NOTHING is for free, someone ultimately pays for it.

This is a very specific and personal situation and there is a lot to discuss here. Feel free to reach out so we can discuss some options and crunch some numbers.

I wouldn't take a loss like that for an investment property because ultimately you will be pouring more money in that house due to repairs and updates. I believe there are other solutions to this scenario, such as type of home and location of home.

DFW has a lot of investment opportunities, especially in the rental game – my clients are always on the hunt. Some tips: know your costs, not just the closing ones, but what it takes to spruce up the place. Check out the rental scene in the area, prices in DFW can vary a lot depending on neighborhood. And watch out for HOA rules – some places don't allow rentals or have limits. Fortunately, rental properties in DFW tend to move quickly, but success is contingent on factors such as pricing and location.

I know of some moderate priced new build companies that will sell to investors too. It all comes down to how much money, time and resources are you willing to invest and allocate to your investment properties.

 Hey Jordan, in the Dallas area I would definitely be looking at a duplex or larger. There are a lot of investment opportunities in the DFW area. While nobody can say for certain, rates are projected to fall soon than you think. 

A SFH in the Dallas area may require more money upfront, depending on the condition of the home. There are a lot of things to consider, are you going to live in it and fix it up, are you going to live in it with a roommate, or are you just going to rent it out?

 Impressive! Definitely house hack! Since you're in the Dallas area, there are a lot of opportunities for this. You can do a duplex or bigger. You'll want to live there for 5+ years to build some equity. While you're there, you can make improvements and updates to the property... start slowly though, don't do it all at once. Focus on one small project at a time. After 5+ years, you'll be able to sell for top dollar, or keep it and rent out the unit you were living in and purchase another property. The sky is the limit for you sir.
