I recommend that you delete your account immediately and don’t make any connections on a public forum after telling everyone you are soon coming into a $10 million payday. There are a lot of good people on this forum, but there are also a lot of people that just want your money….

Sometimes it is hard to differentiate the two.

Chris, this is exactly how I did it in 1987. He did a quit claim deed to me. It’s dangerous to do for the ex though because if you don’t pay the mortgage they are still responsible for the mortgage.

This is classic. I love it. I'm doing the same with my grandkids. Thanks for sharing.

We just replaced the batteries in 52 smoke alarms last month. We also go in and change the AC filters every 90 days. It costs less than $200 per house per year to do this. I don’t believe it’s the tenants responsibility, It’s my house and I’m going to protect it and the tenants as best as I can. Most of my tenants pay close to $20,000 a year in rent, it’s a small price for me to pay to ensure their safety.

Couldn't agree more. I got out of the stock market in 2016 (pretty much) because it killed me to see $50,000 losses in one day. Best choice I've ever made.....

So I've got an empty lot that is ready to build on, paid for in cash years ago. You will cover 100% of the construction costs, no income, no docs, no reserves, but I have experience. What are your terms?

I had a 33 year career in semiconductor manufacturing in Austin and started putting 17% of my salary into a brand new thing called a 401K when I was 21. After the dot com bust in the late 90’s I really concentrated on diversifying my 401k and averaged a little over 12% per year for the next 16 years. When I retired in 2016 I turned that 33 year old 401K into 17 B class rental properties (I was tired of losing $50,000 a day in the stock market) and almost every one of those properties are at an infinite return now. Timing was a huge part of that, I couldn’t do the same thing in 2024 like I did in 2016/17 but I kind of wish I would have invested 17% of my salary into Austin real estate in the 1980’s instead of my 401K. Location, location, location….
