Hello BP! I am a newer investor and have added a multiplex recently to our portfolio that will be rented to college students. I want to ask whether or not other landlords or property managers are running credit and background checks on college students. We did not with our first tenant group on our SFH but with this multiplex, I'm wondering if we should. Any thoughts or advise for these college student rentals would be much appreciated!

Hello!  I am a BP member living in San Francisco and an rental property investor in Tucson, AZ.  I recently introduced my Uncle to this site as he and I are exploring purchasing a rental property for his son to live in while attending Rock Creek Community College/Hillsboro Aviation program. We are looking into the Beaverton/Hillsboro areas at a 3, possible 4 bed property.  We are both new to this area for investing and wondering if there are some BP members (hopefully investment realtors) that may be able to assist us with where to start and general community knowledge.

@Phil Trietsch What a great tip.  Thank you for sharing.  We haven't run across that yet but that is excellent to know as ours odds of that increase with each unit purchased.  I'll check out Appfolio as well - heard that mentioned numerous times on the podcast and I'd rather learn these now while we are small!  Thank you again for taking the time to respond. :)

Hello!  I wanted to throw a question to BP about how people receive rent payments each month.  We own one single family home with 5 college tenants and we just offered on a 4-plex of 2 bedroom units. Time to systematize. Currently, we request payment from our 5 individual tenants via Venmo or PayPal. We have a property manager but have been accepting payment directly for ease of process.

Can anyone shed some light on their best payment acceptance method please?  Do tenants mind giving their banking information and having automatic withdrawals (like ACH processing through Rentec)? Should we stick with PayPal?  Would love some insight!

Hi @John LaMedica,  Well I'm new to this real estate investment world so I don't have a long history of 'why' I suppose.  My husband grew up in Tucson and went to that school.  We have a rental right now, purchased at $230k, 5 bed that we rent for $2750 ($550 per room).  This nets us around $1400 a month.  I'd love to consider the market in the Midwest, however to be honest, I just don't know the areas at all and we felt comfortable 'learning' on our first property in an area we knew well.  Are the returns significantly greater that you've found in that part of the country?  I'd be interested in considering a new area.  Great to know however @Simon Wold about Raytheon, that's a very large and wealthy company. Thank you for sharing that!
