Ryan Murdock Ryan, what's even better than your helpful response is that I'm LITERALLY listening to your wonderful podcast as we speak. I feel like a serious VIP just jumped on this thread! Thank you for taking the time to shed some light as you are a seasoned investor and property manager. I believe there is a similar clause in Tucson - after the second violation, the fine is on the landlord, not the tenant (first I believe is on the tenant). It's settled, I'm updating this for our next lease signing August 1st. Also, your podcast was real, inspiring, helpful and makes me feel like an eviction is not the end of the world and could even lead to better purchases an owner may want to unload. Thanks for all your help!
Colleen F. Right???! Amazing PD system we have. :) This thread is tremendously helpful for me, thank you for responding. This new clause is going in the lease for sure. To be honest, I think I will tack on an additional fee to deter from it happening in the first place. We have the big red sticker on the unit as well in Tucson, Arizona which does not look good to other tenants in the 4-plex.

I was in a sorority as well and fairly confident we fought the good fight on our fair share, so no judgement here. :) That would be great if you could find a clause - I really appreciate that! We rent currently to a group of fraternity men on our SFH which has been excellent all year. They've signed already for August 1 move in but think we may have them sign an addendum if possible.
Thomas S. Thank you for responding - agreed completely. I'm just thinking about the other 5 doors we have there and wondering about future action. Love renting to high paying college students but yikes, not fun mail. Hoping to safe guard in a future lease!

Hello!  I received a lovely piece of certified mail today from Tucson Police regarding our inherited tenant receiving a "Red Tag" on their door for a good 'ol, loud college party.  I have no desire to evict this tenant as they were forthcoming about it, they pay their rent on time, and they are out this November regardless when their lease expires.  (Backstory: We own a 4-plex and have flipped two of the units and the exterior of the complex already. The other two units, including this one, have leases up in November at which time we'll flip the remainder of the property.)

A friend suggested we put some sort of verbiage in our lease regarding consequences for having a police arrival noise violation.  I'm not sure if this is the best idea ever, whether or not this is even legal, or what the consequence even would be if so.  Any BP advice on this please?

@Chris Eley This is so helpful! Thank you for taking the time. To further clarify, are you able to negotiate and do the paperwork without being a licensed agent?  I may be a candidate for the additional $500 but what a savings on the commission at a standard rate!  Thank you for including the website as well! SO helpful, really appreciate it.

@Chris Eley Congratulations Chris! Thanks for sharing the story!  My husband and I are on our first flip and going well so far in Tucson.  Just rented one of the flipped units for $1010 (after purchasing the pre-flip property renting at $600).  Quick question if you don't mind.. you mentioned listing the finished flip "through a flat list agent."  What does this mean?
