I own a 12-plex, built in the 1920's, with a decorative awning that is deteriorating. It is a three-story building, so the awning is high and it seems most handy-man types are not willing to tackle the project. Does anyone have a recommendation for me? The building is located at 3606 Baltimore, KCMO. If you google it, you can see the awning I'm talking about.

I own several small-medium sized multi-family buildings in mid-town Kansas City, MO. I’m looking for a landscaping company that can do routine mowing and minimal additional landscaping work, such as trimming, mulching, and occasional new plantings. Does anyone have a company or person they recommend?

Also, anyone have any thoughts on how much landscaping matters for B-C class multi-family?

I've had experience with several management companies in town.  Of them all, I found North Terrace to be the  most competent and  honest.  Best of luck to you.

Post: Leasing Agent Recommendation in Kansas City

Does anyone have any recommendations for an independent leasing agent or company in Kansas City, MO?  I own about 100 units in midtown Kansas City.  I recently formed a property management company to manage our properties only, and I'm looking for help with leasing.  My husband is a co-owner and has is real estate agent/broker license, so I don't believe the agent would need to be licensed, although I have not researched this issue.  Thanks in advance!

I use a property manager to manage my portfolio and one of my big concerns is slow turnover of vacant units.  Between getting a unit ready for showing, showing, and leasing, it can take a few months.  I'm wondering if anyone has any ideas for incentivizing property managers to turn units quickly.  For example, offering 100% of one months rent instead of the typical 50% commission if the units are turned in X amount of time.  Does anyone have any ideas?  Also, does anyone have any rules of thumb regarding how quickly units should turn-over?  I'm talking about apartments in a desirable part of town with low-inventory.  thanks!
