There are definitely a lot of factors at play here, especially considering the time of year. If this is happening in real time and you’ve shown the property twice in 22 days during December, I wouldn’t necessarily find it concerning. This is typically the slowest time of year for tenant placement, at least in our local market. From November 1 to January 31, we usually see higher Days on Market for most properties.

It’s also encouraging that you’ve had some interest, even from those who may not fully qualify. While those inquiries might not result in tenants, they can still show the property is appealing and could be an indicator of future traction.

The listing itself looks great. My rule of thumb is the more details you include about the property the more quality leads that you obtain. Some tenants even sort based on sub-structure so just making sure all of the details are as precise as possible. 

Keep in mind that a slower pace is often normal for this season, and things usually pick up as we move into spring. Wishing you the best of luck in finding the right tenant!

I truly feel for you because finding the right agent can make all the difference, especially when you’re investing out of state. It’s such a big leap of trust, and unfortunately, there are agents who don’t always live up to what you need in this process.

An out-of-state investment can be daunting, and it’s so important to have someone in your corner who truly understands your financial goals and is committed to building a relationship beyond just getting to the closing table. Finding an agent who is knowledgeable about investment properties and willing to dive into research, even beyond their local market, is rare—but it’s definitely possible.

I’m genuinely happy that you found a property that works for you. Turnkey deals can be done here in Huntsville, and it’s always great to see someone succeed in their investment journey. Wishing you all the best with this property and your future investments!

Gosh you're so right, 20% of owners taking 80% of our time. Something that my team and I did last year that really helped maximize our time was re-do our management agreement to set expectations. Does your management agreement speak to this in any way? 

Our agreement speaks to almost all of these things. I'm afraid if you don't get a handle on it or let them go with a referral it could be detrimental to your business and could quite possibly lead to negative google reviews.

I think if you partner with the right investor agent and Property Manager in other states it can be extremely viable. I know in Huntsville, Alabama I help investors from around the world find the best rental properties and then turn around and have my team manage them once we've closed.

What does her lease say regarding maintenance? Do you have documentation from contractors that it was working?
