I've heard/read that quote diced several ways. There is opposition on everything. However, I have always been more of a loaner. In today's busy world it can be challenging to cultivate new quality relationships. I was wondering if others had any tips in mind. Or was willing to share their experiences in this arena. One person suggested putting "follow up time" on your calendar.  This time is set aside in 10-15 min increments to follow up with people you've met at different events etc.

Perhaps you can consider a lease option. Take a downpayment , decide on a monthly payment and if he/she does not perform by the time you need to sell the property for the 1031 you can sell it to another buyer.

As I continue my REI journey my circle of "friends" has begun to shift. Many of you have heard the sayings "You are a reflection of the 5 people you hang around." and "Surround yourself with like-minded individuals/individuals that are working on the same/similar goals." With all of that being said, how did you implement this? In addition to attending local Meetups what other strategies are you/have you used to grow your circle? Has this been a challenge for you?

Hello BP!

You have several options depending on the location of the property.

1. Hire a local agent to assist with showing the property and tenant screening. Often, they are willing to do a quarterly walk-through and provide feedback for a fee. Some agents will do this at a reduced fee if you line up the showings, and do your own tenant screenings and they are there to open the door and lock up. You can use a software platform to have tenants fill out the application, pay the application fee, and run background checks. You can do your due diligence remotely if you set up the systems ahead of time.

2. Hire a local handy-man for maintenance and turnover issues. Get someone who will send you photos, videos and receipts. You can pay them online. 

3. Your tenant can contact you with concerns and you can deploy the appropriate team member. 

This will help with some of the costs. Often, I do not find it profitable to hire a FT property management service. I do not collect cash so the tenants either mail a money order, fill out the direct deposit form, pay online or are voucher tenants. You can hire an eviction service company when that need arises. As others have mentioned there are always holding costs involved. Always budget a few extra dollars into the monthly rate to account for vacancy and maintenance. I hope this helps.

Hello BP,

Does anyone know of a skip tracing service where I can upload a list I purchased from a list broker (excel file with names and addresses) and it matches the email addresses and phone numbers to those individuals? I'm looking for a fast, accurate way to skip trace several thousand phone numbers and email addresses at once.

thanks for the tip @Nathan Gesner I gave the seller a written offer and he signed and accepted. However, he recently stopped answering our phone calls. It could be due to exactly what you said the tenant. I’ll be more mindful of this forthcoming. I was hoping that the teanat would leave sooner but she didn’t. Frankly, I don’t think she was paying rent at all. He stopped answering our calls when we ask for proof of rent payments. This was requested by our lender. The lease he had in place was very leanant. Landlord pays for water, late rent fee of $10, and a lock out fee of $20. MD is a tenant friendly state so it could’ve taken Ian 5-6 months to get her out for non-payment.

@Martinis Jackson Congrats on the purchase! A friend of mine attempted to get a multi family property separately metered and she said it was a nightmare with Baltimore City.  She said all in all it costed her $12k. But if you plan to keep the property for a while it is def worth it. Good luck and keep us posted.
