well, you cannot do anything until the redemption period is over... which depends on your state.  here it's 3 months in which they give original folks the opportunity to cure defaults.

There are as many opinions on this as there are rental properties in any given city; but here's mine. If you are a single-member-LLC any income derived from your rentals will be pass through income to you personally. Even if you elect S-Corp status, and go about it in more difficult way and issue yourself a W-2, it'll still end up on your personal taxes. With a few properties, depending on their worth, an umbrella policy should offer the same protection you seem to be trying to achieve from an LLC. This is one instance where I highly recommend consulting an attorney, and real estate investing saavy CPA in your area.

If you do choose LLC route, I cannot advise you one way or the other, you will need to consider one LLC per property, or one total. Or one large one that "owns" each property's LLC.

my grandpa found an axe that had recently been used to murder someone... instead of calling the cops; he took it to the station himself and said "look, I found the murder weapon!" ---- grandpa had a talking to!

I do not necessarily want to NOT target students, it's just that with our current rental, which used to be our primary home a decade ago, it's so nice, that students don't want to pay for it unless grad students.

if you want something real estate related, do an IRA< but invest within the IRA by buying into REITs
