I think on BP you can find people who are looking for investors and willing to give returns similar or better to what Peer Street promises, but with a secured note..  I know I am one of them.

looking for creative ideas/recommendations on how to finance a lot purchase/duplex build in a high cost of living area (mountain ski town)... plan is to turn and sell 1/2 the duplex for a good profit which will payoff approx 70% of the total cost of the land + build. then re-fi the remaining into a traditional mortgage and use the remaining 1/2 duplex as an investment property which we will do as a STR partially and use as a vacation home.

we'd prefer to not collateralize/heloc our main home and rental property (currently only have 1).

metal will likely need to be replaced within 3 years due to the yearly hail we get here. asphalt with the highest hail rating possible.

I do a ton of them all over the state of Wyoming, but most of mine are for creditors post foreclosure. I've also done some personal ones in Cheyenne.

You can do LLCs or you can do an umbrella policy... it really depends on how many properties you have.
