So my team and I have this nice potential rental property under contract in Illinois. The ares is okay and the house is free and clear. My question is....is there a such thing as a true cash buyer? I ran across alot of wholesaler betraying to be a cash buyer. Or someone who says they are interested and never follow through. Why are there do many talker and not doers when it comes to finding cash buyer? I have the hardest time. Someone have any advice for me when it comes to finding good ones I can send properties under contract too??

Ive been waiting for a Agent to help with finding houses in SC before it hits MLS. Thats the hard part. What can i do to find the perfect agent?

This property in Chicago Illinois and noOne has been biting. It's a good property. The owner was fixing it but then passes away and left it to his family in a will. Now it seems I may be doing something wrong here because it's been off market as wholesale. But still noone who is serious in the purchase. Just cash investors who talk. Any suggestions?
