Yes, there isn’t much inventory at all right now. I ran an analysis on income ratios in Charlotte and the surrounding areas. I plan to update it quarterly, will send it to you in a few days.

I’d also vote for Matthews, if you can find a decent price there. There  are  also some lower priced homes on the border of south Charlotte right before Pineville, and I’ve seen rents going up in north Charlotte. Are you looking for a specific ratio? Is your focus more on income or appreciation?

There are many great realtors willing to accept 2.5% in Charlotte with no extra fees. Push back on guaranteeing anything more than the seller is giving them. I was an agent and never heard of forcing the buyer to bring anything extra in Charlotte.

Agree with Harry. What I have typically seen in a buyer agency of 3% (although they may get only 2.5% if seller is only willing to pay 2.5% and they typically would not ask you for difference)

Yes, according to NC law you can’t profit from them moving out early. So anything extra you would make after deducting marketing costs or vacancy (if any costs or vacancy) is owed back to the tenant.

Thank you! It's just strange why the 2 properties have such a difference in rent when the same FMR applies.
