Someone offered to mentor me with a five-year non-compete proposition. Just want opinions on the matter to abate and confirm my suspicions.

@Danny Webber What type of contract do you suggest for this scenario? I met with the owner yesterday to gather more insight, and he mentioned that the only thing he is waiting on is a commitment, since he has had numerous people approach him about the land. I am quite certain that this deal is a goldmine. Can you elaborate on your comps suggestion? Definitely will have to work with someone more experienced and fulfill. My main concern is having to give away a deal of a lifetime due to inexperience and lack of funds.

@Aaron K. I was thinking either wholesale or purchase option. My gut says to dig deeper and get numbers because it seems to be a potentially good long-term investment, which is why I would rather purchase option and find out for sure, then get financing to sell. Need more clarity to see it through either way.
