Arthur Banks as a seller you're paying the commission to the agent. As a realtor your point of view is run a search in the Mls that's meet the needs of your buyer. As a seller the commission is buying exposure and active marketing. Your agent should be marketing your home daily online and making phone calls to sell your home. You want to maximize your exposure so your home sells quickly. I would think the goal is to sell your home as fast and for the highest price. I don't subscribe to the passive marketing point of view which is waiting for a buyer to come along. As a buyer your agent is granting you access to the home as well as walking you through the deal. Unless you know the law and have contracts ready and Available at your disposal your agent is your expert . Hope this is helpful. If you're questioning what the commission is buying you perhaps the agent hasn't fully explained the burden they are removing from you as their client. Hope this helps. Just my perspective as a Realtor.

Matt Stambaugh I'm a new investor haven't done any deals yet, but based on what I've learned the numbers are too tight. You don't want to run into an issue that may cause you to break even or even worse. The purchase price is too close to the ARV. Hope this helps.
