With the laws set to change in 2020, I wanted to gauge the group in terms of their thoughts of off-market properties.  I get sent daily lists of off -market properties from a variety of different people and organizations and curious to see what changes if anything later this year.   To be completely transparent, I work with quite a few investors that strictly buy off-market. 

In the commercial world things tend to work a little differently these days, I'm not submitting an offer without either a proof of funds or a pre-approval letter anyways.  The investors that I work with know that if it's a deal that they want then they need to be aggressive in their approach.

Thomas Franklin such great information in these three posts! I really appreciate it. It seems to all start with a great realtor. I accept the challenge and will interview a few in hopes to find some to cover the territories we are interested in to find where we should start. I'd love to keep you in the loop with my progress if you don't mind. We are going to start a little slow, my hope is to have a lot of this mapped out so that we can hit the ground running come the start of the new year.

Quick question, are their any lenders that will allow you to use up to a certain amount for real estate auctions?  I see a few interesting properties that are coming up in the next week or so.  Wasn't sure if there are any lenders that are offering almost a pre-approval that can be used for the purpose of competing for auctioned properties.

Hey Guys!

Looking for a little guidance or a swift kick in butt (as long as its in the right direction). I am finally at the take action phase in my plan. I have listened to countless hours of podcasts, scoured this forum for a few months even attended a few local REI club meetings and now its time for the rubber to meet the road. I am interested in two facets of REI, the first being acquiring a multi family in an effort to start to grow some passive income. The second facet would be to look and find a flip project. I realize that an investor friendly realtor may be able to help me with finding the right property (both the multi and potentially the flip) BUT there is also a good chance that the realtor is never hearing about these deals because they aren't partnered with a wholesaler or investor.

In my mind I have three options (I am sure there are more but these are the 3 of the more obvious ones), I can start doing some direct marketing (plan is to start that around the middle of Dec/beginning of Jan), driving for dollars or get in with some wholesalers and hopefully uncover a deal with some meat on the bones.

Any suggestions other than those laid out to help try and uncover some good opportunities? Sorry for the long winded question.  Just eager to find some traction.
