Thank so much for the great feedback. A few of these points I didn't even think of. I will do my research in the facility that is right down the road. There is only one big facility around it. It is a very large place that is run buy a husband and wife. 

The 5 acres around the facility is paved but would need some leveled out for additional storage. The outside could hold an additional 75-100 units and still have some space for RV parking. 

One other good thing about the old grocery store is it has truck ramps easy for off loading.

I just listened to Bigger Pockets Podcast show 388 with AJ Osborne. In the last few minutes of the podcast he tells a story about a guy that came to him with a contract for a closed grocery store that he wants to convert into a self-storage units. Once I heard that I thought that is a great idea. A few streets away from where I live in Greensburg, Pa is a grocery store that has been closed for 2 years. The grocery store is 43,000 SF on 5 acres of property. The building has a new roof but that is about it. The heating and cooling will need replaced. The asking price is $1.9 Million. I’m reaching out to the Bigger Pockets community in search for a team of individuals. My idea would be to find someone for the money, someone with self-storage experience, and my role would be the boots on the ground, getting the permits needed for all the work, and getting the contractors needed. Any advice is greatly appreciated. I am very new to this whole thing and everything I’ve ever heard on BP are “small deals take just as much work as large deals”! Thank you for any and all help BP family, and stay safe in these crazy times we are living in.

Hello bigger pockets!

I'm a newbie and can't seem to get over the analysis paralysis stage. Unfortunately I've been in this stage for about 4 years now. I read "rich dad poor dad" 4 years ago and really got excited about real estate, just have not done a deal yet. Ive found a duplex in my area "greensburg, PA" that needs some TLC. I just can't seem to get the financing or a bank that will offer a cash-out re-fi, any help would be greatly appreciated. My credit score is great and my income is fairly high for my area. If you are in my area and would like to meet up and talk real estate please DM me.

I moved into a nice community about a year and a half ago. When we moved in we noticed that the house right next to us is being remodeled. Remodeling finished and about a month later no activity in the house! No for sale sign, no one comes or goes, and no furniture? I asked one of the Neighbors what was the deal and they said a women has owned that house for 25 years and lives about 15 minutes away, odd I know! About 4 months after that I was out in my yard and a women pulls up to what I later found out was her driveway. I went over said hi I'm your new Neighbor and asked her if she is going to sell or rent and she said no! Now a year later still no activity! How do I ask her over the phone if she would be willing to rent to own or sell? I'm looking to move in laws in.
