This thread, along with the back and forth debates, is extremely helpful, as I have just moved one of my IRAs over to a SD IRA to begin using it to invest in real estate. I am almost finished with a great book, "The Self Directed IRA Handbook" by Mat Sorensen, who is an attorney, and has been a great resource thus far for educating me on the dos and don'ts of SD IRAs. Thanks guys, and keep the debate going!

Thank you for the input Jd Martin I have no problem doing a hell of a lot of work whatsoever. We actually have plans to put together our own property management team. That is one facet of the long-term goal. And multi family is not out of the question at all. But with my previous experience in the SF transactions I've been a part of, I feel confident in my abilities to roll those into the portfolio moving forward. But all of this aside, I will listen to a motivated seller of anything :)

Solid and well thought out advice by all. Thank you guys. I'm in the HVAC field by trade, so I am well connected relative to most of the big ticket items I'll be dealing with. I think that plays into my plan. Most of my long time HVAC customers either do electrical and plumbing or some combination of the trades.

So here is the question: if you were looking to build a portfolio of 50-100 SFR, you have 2 great W2 incomes, perfect credit, and $50k to start it with, where do you begin? Do you build slowly, and start with 1, traditional financing, 20% down, etc.? Do you raise private money along with your money to purchase a nice, existing cash-flowing portfolio? Flip your way into the rentals(or BRRRR)? I would love to hear your feedback, and all feedback is welcome.
