I like what @Chris Ellis said. You should also consider buying a 2, 3 or 4 plex and house hacking for the next 1-3 years. Then decide if you want to long term invest once you move away. There are lots of those in the Huntsville market, and it is in high demand! Good luck, sir!

Hi Paul, welcome!

Alabama is a big state, and your question is very vague. Can you be more specific in your questions? What are you looking at investing in? Single family or multi family? Commercial? MH parks?

The more specific you are, the better the answers you will get. This is a great community with pretty much every investment covered. Good luck!

Roll Tide fellas! And good luck with both of your searches in Title Town. Seems after the storm all of the big money bought everything up. But It’s absolutely a beautiful place now.

Christopher Cogdill I believe the good homes on the lake stay rented throughout the 12ish week summer we have. It’s all about location and proximity to marinas and restaurants. If you purchase and get the rental prices right, that should cover your mortgage and expenses for the year(obviously maintenance can vary dramatically from one property to the next). Then everything else is profit. The barrier to entry is high, but it can be done. Are you looking to get any utility out of the property?

I am not sure, but I will bet @Denise Evans has a good opinion on it.

I’ll recommend being more specific with the question. Do you have foreclosures that you are trying to wholesale? What specific rules are you referring to?

@Laurance Kevin Washington Please provide the comps where the ARV is $143k. Everything I see in the area with similar s/f is selling for $46k-105k. Also, those are 3+ bedroom homes. Let's just make sure we are using facts when advertising.
