I am currently looking at a few properties, and saw this one.  I would like to know what I would be able to do with the curb appeal here.  It's in a class A neighborhood in a desert area, so sod is probably not a good option.  Off the top of my head, replacing the dying shrubs on the front would be a good start, plus maybe trimming the trees another 1-2' higher as well as getting a photo during a sunny day.  Anything else come to mind?

Bad past PM experience has me a bit jaded.  Will probably reconsider at a later time, but for now want to stay local to learn the tricks of the trade.

If they can’t pay interest due to religious beliefs, are they ok paying a “loan management fee” or whatever you want to call it besides interest?

Those who have flipped several houses, do you stage them at all before sale, or do you not find it worth it?  If you do stage, do you hire it out, or run it yourself?

If you apply to college and don’t get in, you don’t get your application fee back.  Fee should be covering the LL’s cost to run credit and background, which isn’t free to them.

I think a 3/1 would be a lot more challenging than a 2/1 right?
