Affirm, I want to invest locally, and while I know the market here, there is limited potential here both in RE and in my career.  Looking to get to a bigger city, preferably  Houston, San Antonio, or maybe somewhere in central Florida.

I’m not really sure what to do right now.  I feel my best bet will be doing flips based on my education and background, but until I know my next 9-5 job location, I don’t know what else I can do besides reading books and the forum.  Finances are at a good spot, but can’t really build a team yet.

Even if the accommodations requested are reasonable and everything on the disability side is verifiable, aren’t the accommodations at the requesting tenants expense?

A couple things that could work well nearMF are storage units and Laundry facilities.  Depending on your specific tenant type, a nearby gym may also be a great opportunity.

Thanks Steve. As to the liability issue from a second member, is that in proportion to his share size? Say he gets hit with a $1M judgement and has 0.01% of the LLC, is the LLC liable for more than $100?

Does an LLC offer more legal protection if there is more than 1 owner? Like if I gave my brother a 0.01% share does that do anything to help or hurt things? I could see it might compromise pass through tax status, but I know very little about LLCs and don't know if they are for me at this stage.

i like the way @Nathan Gesner does this.  One increase to market rate.  They can take it or leave.  Only justification I see for the gradual increase is if it is required by rent control laws.

Don’t forget to also have an exit strategy ready and written out, in case the partnership isn’t working out and soneone needs to move on.
