Hi all, 

I am looking into building a storage units in 1 acre of land that is zoned under commercial use.  Does anyone have any inputs or experience that can provide some inputs on the costing?  I see lot many builders offering ready made structures that can be installed on a concrete pad.  Looking around to see if anyone had gone in the same path and would like to hear some success stories.  

I listed out below areas that need to work on during planning phase.  Any other things that I am missing on?  Thanks in advance. 

1. Zoning and regulations

2. Utilities  (already present)

3. land prepping - Already complete 

4. Engineer plan - Work In Progress 

5. Permits and approvals - Upcoming

6. Work with builders - Research in progress

How is Carlisle for STR? I think they also have events around the year and wondering if it is worth it to invest in STR in Historic district or around Carlisle?

based on what I talked with multiple contractors in that area, it looks like this is because of age of the house. These are very old and stone based foundation caused settling over the years. This support will prevent further damage is what I’ve been told.

Hi all, I recently purchased a house that has settling issue. One of the contractor told me that he will put pressure treated wood to support 12 floor jacks across various places in 20X10 basement area and make a 3ft deep concrete base to place jack post to stop settling for $6200. Other one gave me a quote for $5000 to install a 20ft galvanized I-steel beam and support the beam with 5 jack post with concrete base. Firstly, which method is more preferred and the quotes that I received are reasonable or shall I look further? TIA Any inputs are greatly appreciated. Property is located in Carlisle PA.

Hi Pros..

Which is the best strategy to maintain HVAC units for rental portfolio that are self managed.  I am currently dealing with single member owned HVAC company and having really hard time to be available during critical times.  He installed my HVAC unit and that unit is keep going wrong and this guy is not available to resolve the issue.  Other individual companies are expensive for an ad-hoc call.  I am located in Central PA (Harrisburg PA) and any insights on the strategy would be helpful. Thanks in Advance.

I am shopping around for good renovation companies with some good references in Harrisburg, Carlisle, Camp Hill, Shippensburg areas in PA.  Does anyone has any businesses that I could connect with?

@Jon Kelly yeah that is what I am doing right now. I have two hard money lenders right now quoted for 9% interest and 3% origination points.

If you have any preferred private money lenders that would be helpful too.

Coming to commercial lending, can I do refinance as normal property or getting approved for commercial lending is difficult? Can you share some light on this? Thanks in advance.

Hi, 

I came across a 6 unit property here in PA and the landlord is having tough time to sell as it comes under commercial lending.  It needs a major rehab to get all 6 units ready to be occupied.  I am wondering what are the hurdles in getting this deal.  Is lending going to be a problem with 6 unit properties?  Any thoughts would be greatly appreciated.
