Congratulations, banks love you. If it’s anything like Canada they are already fawning over your business. Turn your brain on and use that for good, not evil. Meaning: don’t buy your first ridiculous car on your bank offered prime -1% LOC. Maybe, buy your first 4 bedroom house in a noticeably growing area of town and rent out 3 bedrooms to your classmates for the next 4 years before turning it into a full time rental instead... Also, Marie your hands for ~$500k as soon as you can (I’m guessing you already have). Say goodbye to beating up the neighbours when they mow your lawn, them claws are now your income. Grab a copy of E-myth Dentist immediately also. Build a business, not a job. Enjoy

Both of these things are a pro from the buying side for the exact reasons your questioning them. The majority of inexperienced investors will wonder... capitalize on that!

Above is correct. When transitioning a principle res to a rental always document its value at the time. I’ve used both realtor market analysis with sold comparables and an appraisal.

Hire a legitimate on site. I use one current condo board member and also one former student (once upon a time I was teacher) for this. Zero reason to drive 45 to show a property

Next time provide a receipt (& explain throughly and have them initial that receipt) stating they are paying a portion of their first months rent. In many jurisdictions deposits must be refunded but rent.. not so much. Your mileage may vary

I developed a plain English parallel version of my lease agreement. Example: 6.36 This is what happens if you smile on the property, you’re getting evicted. Immediately. The first time. 6.37 This is what happens if you phone the Emergency only line in the middle of the night for a non-Emergency, you pay me $125. And so on. Every time something is a pain in your rear you can either engineer it out of your future experience or lose hair. Your choice.

Keep a few key questions like “tell me about your work” or “when do you need a place for?” And “for how long do you hole to rent?”
