Let me be the first to welcome you to Bigger Pockets! This is a great resource that I have learned so much from. I highly recommend their podcast, @Brandon Turner’s “Book on Rental Property Investing”, his “Book on Managing Rental Properties”, and @Scott Trench’s book, “Set for Life.” 

I am also in the process of moving back to Greenville, SC after living near Nashville, TN for the past 5 years while in the US Army. I am currently looking at house hack as well with a VA Loan and have even looked at possibly getting a quadplex built.

I would love to meet up sometime and talk anything real estate or bounce ideas off each other! I look forward to speaking with you!

Glad to see some activity in Greenville, SC! I am currently transitioning out of the US Army and looking to get my Real Estate License when I move back to SC at the end of this month. I am currently looking for a multi family property to house hack in the Easley or west side of Greenville area, even better if it is near the Swamp Rabbit Trail! 

After some research I have found what I believe are the correct property taxes at $9,421/year. I also did some more digging and found out the property was condemned back in 2016 for Landlord neglect and "slumlording" was used in the news report. Said there were bug infestations and squirrels nesting in the walls. Makes since why this flipper was able to buy it for $230,000. I am definitely learning a lot from you guys!

What all do lease fees include? Is this like the background and credit check? If so I was gonna require an application fee for the tenant to pay.

I received the property taxes from the county website. I am going to look and make sure I got the right page. I do believe it may be like @Todd Dexheimer that the taxes are from when he purchased the property last November for $230k. 

I was definitely planning on using a property management company for sure.

Thanks for the replies! I will double check my property taxes and make sure I’m looking at the right thing.

The tenants do pay utilities but I did not think about the exterior lighting so I will definitely add that! The 20% for Maintenance and Cap Ex is 10% for each I just lumped them together.

And yea he did do a great value add. According to the county he bought the property for $230,000 in November of last year so he is just flipping it. 

I forgot to mention the property is currently vacant and he just received approval to start letting people move in after the renovation. Said it would be about a month before the first tenant moves in and that will increase the price once cash flow is started.
