In regards to taking over the payment on a home, how does the seller show that they no longer make the payments on their home I bought? Can buying the home from them help their DTI? Is there paperwork I can present that allows the mortgage reduction to be shown for them? I don't want to strand a seller

Thanks Jay for response. I was thinking along the same lines as the outcome. Just pay the commission as a means of negotiating the deal. Just curious to pick brains about on market properties. Thanks everyone for the help!

Yeah I get it. I’m an agent in the state of Tennessee #365327 so I know those rules. I have plenty of PML’s and PMP’s to not come out of pocket on my end that’s not the issue. I think the answer I’m looking for is you either can get around not paying an agent or not. That’s it.

I think it’s reasonable to reach out to an agent after a house has been listed for 90+ days. You’re right most of the time you’re going to get a no. At the point you find the expired listing and go direct to seller. Just curious to see if theee was a way to do that. Open to hear more options for sure. Quote from @Kevin Sobilo:

@Kris Craig, if you mean you want to sub-to a property that is listed first off I think its very unlikely because sellers who consider sub-to are typically distressed and headed to foreclosure.

If the property is listed with an agent, they likely have some equity. So, you are forking over cash in addition to taking over the loan and the listing agent will be paid from the seller's proceeds based on the sale price which would be the loan principle plus the cash you pay out.
