I did a test run with smartrent.co on myself.  It $20+ and the report I got on myself was pretty thorough. You can pay the fee or have your tenant do so when applying.  I emailed the contact email address to ask questions and they were very quick to reply.

Yes this is likely a live and work scenario.  we are just about to advertise and want to decide how we will structure it.  Preferred is 2 seperate leases, just not entirely sure if this is legal.

Hoping to see if anyone has any experience renting a mixed-use townhouse.

-3 floors, where top two floors are condo and the ground (street Level) is a commercial space.

- Street side is the commercial. Perfect for salon or small medical practice (350) sqft

- Single electric meter

- Entrance to condo is in the back

- No fire door separating.

Question, has anyone used two separate leases for this type of situation. Commercial downstairs and residential up top. If not, do see an option for simply using a commercial lease?

Post: Joint Venture vs “Finders Fee” and Prooerty Managment

So we are new to the partnership side of things. We have managed our own 6 properties for over 10yrs and have engulfed ourselves in self teaching and research. We recently secured a property in hopes of finding a money partner, with us being the working partner. No money in. We found someone extremely interested in the property, but he asked why would I partner with you, when I would rather pay you a finders fee and hire you as a PM vice giving you equity. When I sit back and think of it, what I’d do as a PM once the home is purchased doesn’t differ much from what I would do as working partner. What have you answered to this question? How to you convince them that partnership is the way to go?

Cayce, First off welcome... we are new to the BiggerPockets forum, but have immersed ourselves into learning everything we can on Investing and the area we we live in.  I totally agree with George.  We attended our first meet-up with Randy and Steve earlier this summer and have had the opopportunity to learn so much from the two of them.  To help answer your question if and how it can be done. Yes it can, we did it this summer!!! We purchased a property in the area and are Cash Flowing over $1500 a month, and yes that is that is true CF.  We would love to chat, as we are always trying to meet like minded people in the area.  Hopefully we will see you at the next meet-up.
