Thanks for checking in! I am officially the owner of the property now. I'm currently working with an architect to get some plans drawn up. Its going to be a full gut with an addition added, so a big project. I have a mentor and a partner that will be a huge help, since this is my first rehabbing venture. :)

Here are my numbers -

Purchase price - $150,000

Rehab - $150,000

ARV - $400-$450,000

I am doing seller financing with a 4.5% rate...pretty sweet!

The property is actually in pretty darn good condition for being vacant for so long. Everyone that sees it is completely blown away by the condition...but it has been taken care of through the years, so that has definitely helped.

I am very excited to get construction under way and hope to have a completion date of around June, or July at the latest.

I too am newer to the field and hopefully going to have my first flip property here in a couple months. You will learn so much from the BP community, and definitely try and network at the local meetups. What area of REI do you want to go into? Welcome Chris! I am a new agent in the Denver area and I am new to the investing world as well. I just got my license at the end of the Summer. I hang my license with Your Castle Real Estate...I am part of a successful team and have a great mentor that helps me with my deals. I love Your Castle because they have so much to offer as far as REI. They are big on investing and offer so many classes and seminars pertaining to it. They are the ones putting on the Investor Success Summit going on this Saturday. Are you going? Should be a great networking and learning experience! Let me know if you have any questions. :)

@Darrell Shepherd , thank you so much for your advice. I am working on my numbers and will post them as soon as I know. I like your idea of seller financing and paying when the house sells, I will definitely look into that.
