I almost tagged you in the thread since I read a lot of your replies.

I looked at a couple of similar posts on this topic, but they all included the death of an owner.

We will call the title company!

We do NOT want the transfer to happen at death, we want to put the title in both her name, and my wife's now. Right now it is just her name on the deed.

We thought about a transfer at death and for her to put it in the trust, but my MIL wants my wife to be a co-owner now.

Hello fellow BP members,

I have a personal question to ask:

My In-laws own a townhouse close to my residence. My father-in-law just recently passed away to bad health. My mother-in-law wants to add my wife to the deed of the townhouse in case. Do we need a real estate lawyer to make this transaction, or can a title company do it? Also, does anyone know the costs involved? I live in Missouri, so if anyone local can help out, I would greatly appreciate it.

We have thought about her leaving it in a trust, but she may move and we want to be able to rent it out without becoming an "employee"(MO law) of her.

@Mike D'Arrigo a lot of single family homes are pretty old where I am located, more than just cosmetic. Of course there are always a few good one if you want to dig. There are a bunch of duplexes by me, and not a lot for sale because they bring in good cash flow. My neighbor just sold his about two years ago (before I was ready to buy) otherwise I probably would have picked it up.

Due to a recent death in the family, I myself am moving into a larger house to take on my mother-in-law. So once I get situated in a new place, I want to get something going. Townhouses that are maintenance provided seem like a good place to start for me. I have found a couple in my area that seem to do pretty well.

Hello Everyone, my name is Ken Radino. I live in Blue Springs, MO which is about 15 minutes east of Kansas City. I am a full time videographer that wants to get into real estate investing.

I would like to invest in buy and hold rental units, from townhomes to quads. Since I am just getting my feet wet, I am looking for a mentor as well.

I have read the Beginner's Guide and enjoy listening to the podcasts.

If there are active members in the area that would like to show me the ropes, I would greatly appreciate it.
